The following is my "Marketing
Plan" and the projected services you would receive from me if you were to
list your house for sale with me. As well as an my overview of how I market
properties and take care of you the seller.
Thorough, powerful and thoughtful
marketing is the single most important aspect of selling your home in todays
challenging market. It is most effective when it is a cooperative effort
including the real estate broker and the seller. The sellers role is to make
the home "ready for sale". This includes all the aspects that promote
the salability of the property: attractive terms, a reasonable, fair- market
price, optimizing the condition of the property and the willingness to make the
home available for potential buyers to see.
It is the Realtors role, then, to insure that the
home is exposed to as many qualified buyers as possible. As with any advertised
product, selling homes is "all about exposure". Here are the
marketing tools and techniques that my team of support professionals and I have
developed over years of successful real estate experience. Our system is based
on aggressive, targeted marketing and consistently thorough personal follow-up.
TARGETED SERVICES TO BE RECEIVED:
I will help you determine your homes
fair market value and best selling price by:
- Giving you the most accurate Comparative Market Analysis.
- Keeping you informed
of the most recent market changes.
I will suggest what you can do to get
your home in top selling condition by:
- Recommending reputable repair companies if
necessary.
- Providing a list of ideas to help you in preparing your
property for sale.
- Personally help you
Stage your home.
- Decide together what
showing instructions will best suit your needs and include them in MLS
service.
I will extensively Market your Property
by:
- Entering your property to the Regional Bareis Multiple Listing
Service (MLS).
- Display
your property on: Realtor.com, Trulia.com, Craigslist.com,
CPSrealestate.com & AmyandRosshomes.com.
- Submit a
color ad of your property in Homes & Land magazine.
- Create a Full Page Flyer of our property: 1. Available at
all CPS & Avalar offices across the country, 2. Distributed by Flyerbox on
FORSALE sign.
- Provide a FOR SALE sign in front of your
property, with my contact information for prompt responses.

Door knock or mail out just listed cards
to neighbors and/or interested groups of your newly listed property.
- Include your property to be viewed in a
Broker & Agent Tour of newly listed properties.
- Provide a Lock Box for other Agents &
Buyers to view your property.
- Give you the opportunity for us to arrange Open Houses:
1. Including detailed flyers of your property and a Binder with neighborhood demographics,
etc.
2. Include an ad in Press Democrat announcing the Open House.
3. Door knock or mail flyers to all surrounding neighbors informing them of
your open house.
I will implement the marketing plan
fully by:
- Reviewing all Ads with you before submitting.
- Call at
least once a week, on a pre-agreed day & time to update you on weeks
activities on your property.
- Also meet
with you at least once per month to review progress and give you a
"Comparable" update.
- Quickly and Consistently follow-up on
any and all calls, leads, and showing.
I will present all offers promptly and
assist you in evaluating them by:
- Communicating all terms and conditions.
- Representing
you in the negotiation for best price and terms on any offers.
- Make you aware of the
buyers financing methods.
- Complete a
schedule of Cash In Pocket for each offer presented.
I will monitor progress toward closing
when a contract is accepted by:
- Having a
Transaction Coordinator maintain timely contract performance and complete
file.
- Monitor the
appraisal and buyers loan approval.
- Immediately
advise you of events that may affect the closing.
- Advise you of any
Last Minute items regarding occupancy of house, final clean up, and moving
details.
- Discussing a time-line of the
escrow process.
- Handle all follow-ups and keep you informed
of all mortgage, title, and inspections.
- Lastly, I will be present at closing to
assure a successful conclusion and prompt delivery of your check.
I will maintain contact after closing
by:
- Calling one week after closing to ensure I fulfilled my contract
obligations.
- Calling
quarterly, to keep the communication open.
- Mailing
updates to you on current market conditions, and your homes current value, when
appropriate.
